If a potential owner / builder has decided to build a new home, I have regularly a little confusion when the" cart before the horse "comes into play. What I mean by that is the owner / builder and try to the design and idea, plan, before they have saved the country or a whole lot.
I understand the excitement of the design and implementation on paper their ideas for their dream home, and leave me a glimpse of why it is important to have your first land purchased. Here are some considerations before you with a plan Designer:
1. Is the land / lot, you have all agreements are not known? What I'm saying is you should contact the former owners, brokers and region or city planning department and see if there are any restrictions or obligations on what you can actually build it.
2. What are the setbacks for the land / and how much will that affect the size and footprint of the proposed home? 7. Engineering. More and more states and provinces are calling on engineering reviews plans before they will be building permits. If you determine that the land could be of interest to you, research the local building department and find out whether structural or civil engineering work is required. Better now to find out before you have already made plans, which are not specifically for this area.
There are many variables in the owner / builder process, especially when things are not properly thought through or in a specific order. I have too many customers spend thousands of dollars for "dream plan" just in order to restrict where they can land, are too big for the lot they found, or simply do not take advantage of views, the slope of the terrain, etc. and on either end of new plans or the overall task.
I am not saying that if you have a series of drawings that you can not find the perfect match for them or that you have done something wrong. What I propose is that it would be easier and more caution in the early stages of planning, as the priority country before the planning and increase your success for a major new home building experience.
