Voluntary Model Green Home Building Guidelines are designed for environmentally friendly housing concepts further into the mainstream market. At present there are approximately thirty communities in the U.S., the green programs in housing or in development. Through the development of set of voluntary national guidelines, NAHB intends to help make the adoption of green housing practices and the formation of additional local programs in the parts of the country are currently no programs.
In the spring of 2003, NAHB, a resolution supporting green building. In response to NAHB members in applications for membership with the technical advice to support the new green building policy, NAHB task of the NAHB Research Center, a project to develop a national green housing guidelines.
The NAHB Research Center together in an open, public process, with more than 60 members of stakeholders from the house building industry to create these guidelines. The guidelines contain six primary sections:
Lot preparation and design - with a lot of preparation and design, the builder has opportunities to demonstrate environmentally sensible construction practices. Even before the foundation is poured, careful planning can be at home the effects on vegetation, soil, water, and a house of long-term performance can be improved. This preparation may be significant benefits for the homeowner, the environment and the community. Resource Efficiency - This section shows how certain framing techniques and home designs to effectively optimize the use of building materials. Construction waste management concepts are also discussed. In addition, information on how a home life and the amount of time and money for care are affected, how certain materials are used.
Energy Efficiency - This is the quantifiable aspect of green building. The information on this section, a builder a building envelope and incorporate energy efficient mechanical systems, appliances, lighting, and into a house, the bills in the long term cost savings and greater convenience for the homeowner. It contains only the requirements for participation in this voluntary program: compliance with the 2003 International Energy Conservation Code, the use of ACCA Manuals size HVAC systems, and 3rd-party plan review to ensure compliance with the section.
Water Efficiency / Conservation - Although the relative importance of water availability and use varies from region to region, the sufficient supply of water is becoming more widespread geographically. Experience also shows that the employment of the individual items from this section of the guidelines for indoor and outdoor water use can reduce a homeowner the need for the water and thus the bills, regardless of location.
Occupancy Comfort and Indoor Environmental Quality - details in this part of the guidelines will indicate how to effectively manage moisture, ventilation, and other issues in order to create a comfortable indoor living conditions.
Homeowner Education - Given the efforts of a home builder goes through to a well thought out home system, it would be a shame not to give the homeowner some guidance on how to best use and maintenance of the house. Positions from this section contains a builder how best to educate homeowners on a variety of homeownership issues.
Each section contains a number of provisions that explain how a builder can be the green building concepts into a project. In addition, local builders and green building program developers can rely on the provisions to further define green building through a scoring method currently being developed. Local home builder associations will be a manual, which provide additional information and advice on ways to adapt the guidelines to local conditions.
The draft board in the autumn at Columbus, OH was a pilot version for dissemination amongst HBAs and builders for the accuracy and appropriateness. A number of HBAs and High Production Builders have expressed interest in the NAHB to pilot test the document. The deadline for the test was given as 1 December and the final version will roll out in the IBS in January 2005 in Orlando, FL. Currently, NAHB staff from the Energy and Green Building Dept. travel throughout the country, the guidelines for builders and HBAs, the interest in implementing green building in their respective businesses / communities. To date over 20 HBAs have expressed their interest and support, with many more to follow in the new year.
In summary, the voluntary model Green Home Building Guidelines for the mainstream home builders, many of them are already familiar with some green building methods and materials in their construction practices. These voluntary guidelines will help systematize the green design and construction process and to support the builders, in the direction of more green building features into homes. As NAHB Research Center data indicates that there is a growing number of green homes built annually, it is expected that these voluntary guidelines will help developers to meet the needs of this growing market.
